📢 New NAR MLS Policy Expands Seller Options While Enhancing Buyer Access

The real estate industry just took a major step forward in enhancing both consumer choice and transparency.

On March 25, 2025, the National Association of REALTORS® (NAR) introduced a new policy called “Multiple Listing Options for Sellers”—a significant update that adds flexibility for sellers while maintaining the integrity and fairness of the Multiple Listing Service (MLS) system.

As a REALTOR® serving the greater Champaign-Urbana area for over 50 years, I want to keep you informed on how this change could affect your next move.

 
🔍 What Is the New Policy?
The "Multiple Listing Options for Sellers" policy introduces a new MLS category known as "delayed marketing exempt listings." This allows sellers to hold off on syndicating their listings to public sites like Zillow or Realtor.com for a specific period, while still having the property visible internally to MLS members.

This complements the existing Clear Cooperation Policy (CCP)—which requires listings to be filed with the MLS within one business day of public marketing—by giving sellers more flexibility in how and when their property hits the public eye.

If you’re planning to sell your home, this new policy gives you more control over your marketing timeline:

Strategic Timing: Want to finalize improvements or wait for professional photos before going public? You can now delay online marketing without losing access to the REALTOR® network.
Pre-Market Exposure: Even during the delayed period, your listing can still be viewed by other REALTORS® in the MLS—allowing qualified buyers and agents to be in the know.
Greater Flexibility: This option empowers you to tailor your selling strategy based on your goals and timeline.
To use this option, your agent (hopefully me!) must secure a signed disclosure showing that you understand and consent to the delay.

Buyers and their agents will still have equal access to view delayed marketing listings within the MLS system. This supports Fair Housing principles by ensuring transparency and opportunity—even before a listing is publicly marketed.
